Floor Types and Their Care: Cleaning, Grinding, Polishing and Sealing

A dull floor does not always need polishing, and a stained floor does not always need grinding. Before choosing a service, identify the material and distinguish dirt and product residue from wear or surface damage.

Soluciones R provides floor care in Puerto Vallarta and Bahía de Banderas. This guide explains which procedures may suit each material and what should be assessed before preparing a quote.

Cleaning, grinding, polishing and sealing serve different purposes

  • Cleaning removes dirt and residue with compatible products and equipment.

  • Grinding mechanically works the surface; its intensity depends on the material and the damage.

  • Polishing develops the agreed finish where the flooring is suitable for that treatment.

  • Sealing provides the protection offered by the selected product. It does not replace repairs or resolve underlying moisture problems.

Not every floor needs all four stages. Your quote should identify the treatments included, the intended finish and any additional work.

1. Ceramic and porcelain tile: specialist cleaning

Work starts with an inspection and protection of nearby surfaces. Dust and loose particles are removed before a compatible cleaner is applied and the floor is machine-cleaned using a suitable brush or pad. Loosened dirt is recovered, the surface is rinsed when required by the product and material, and the floor is allowed to dry before the result is assessed.

The factory finish should not be ground like marble. Cleaning does not automatically change grout color or repair scratches and damaged tiles. Grout replacement, when necessary, is quoted separately.

2. Terracotta tile: cleaning, grinding where appropriate and sealing

First, the tile, its finish and any existing coatings are identified. When necessary, deteriorated waxes or sealers are removed with a compatible system. Cleaning then removes dirt and prepares the surface.

Light surface grinding is performed only if the tile, its remaining usable thickness and a test area support it. It is not mandatory: it can change the original texture or appearance. Residue is removed, and the required drying conditions are met before sealing.

The sealer is selected according to the intended use and requested finish: natural-look or color-enhancing. A wet-look finish should be tested first. The product's moisture requirements are checked before application; not every sealer is suitable for outdoor use or surfaces affected by rising damp.

3. Cantera stone: cleaning, controlled grinding and sealing

The stone is identified and the intended finish agreed. Incompatible or deteriorated coatings, if present, are removed before cleaning. Where the assessment and a test area support it, controlled grinding uses diamond abrasives while respecting any texture that has been agreed for preservation.

Residue is then removed, and the floor is allowed to dry according to the sealer's requirements. A product compatible with the cantera stone and its location is applied, considering traffic, water and indoor or outdoor use. The test area helps assess changes in texture and color; grinding is not automatically suitable for every cantera floor.

4. Marble: surface restoration and finishing

Depending on its condition, marble may need cleaning, light diamond resurfacing for superficial wear, or more extensive grinding. The agreed finish is then developed, whether honed, satin or polished, where the material allows.

Light resurfacing does not include leveling differences between adjacent tiles, also called lippage. Filling, lippage reduction and stain treatment are assessed separately. Sealing is added when compatible and appropriate; it does not guarantee stain removal or protection against every type of damage.

5. Travertine: assess voids and previous repairs

Travertine's finish, surface voids and existing fillers should be assessed before selecting cleaning and restoration methods. If cavities need filling or localized repairs are required, the quote should describe that work.

There is no single procedure for every travertine floor. Methods, timing and final protection depend on the floor's condition and the products used.

6. Granite: material-specific tools and methods

Granite requires an abrasive and finishing system suited to the material. A sequence used for marble should not automatically be repeated on granite. An assessment helps determine whether the floor needs cleaning, finish renewal or more extensive restoration.

7. Terrazzo and mosaic flooring: identify the composition

Terrazzo and certain cement-based tiles containing aggregate may be restored with compatible abrasives, filling where needed and suitable finishing. Their composition and condition must be established first.

Ceramic mosaic tile belongs to a different category. Decorative cement tiles with a pigmented surface layer also require different precautions: the word “mosaic” alone does not establish whether a floor can be ground.

8. Concrete: establish the use and intended finish

For concrete, the assessment establishes whether the surface is bare, polished or coated. Cleaning, coating removal, grinding and final protection are separate tasks. The system is selected according to the floor's condition, traffic and requested finish.

What should be clear before work begins

Deeply absorbed stains may remain, cracks may require repairs, and the cause of moisture needs its own assessment. Shine can vary with the material. A honed, polished or sealed finish should not automatically be described as slip-resistant.

When comparing quotes, check the material, area, included rooms, treatments, repairs, finish and return-to-use times. Terraces and balconies also require consideration of exposure and ongoing maintenance.
