Move-out cleaning in a furnished rental: agreeing the scope
A furnished rental adds several decisions to a move-out clean: what stays, what can be moved and which interiors are included. Agreeing those points early helps the owner, departing occupant and cleaning provider work from the same brief. The cleaning proposal should be distinct from any tenancy or deposit decision.

Record the starting condition
Photograph each room and the furniture that will remain. Note visible damage and separate it from dirt or residue requiring assessment. Identify delicate surfaces and provide care labels for upholstery where available. Remove personal belongings and confirm what may be discarded or relocated before the visit. The cleaning team should not have to decide ownership of items left in cabinets or drawers.
List interiors and specialist items explicitly
Specify appliance interiors, cupboards, drawers, windows and tracks if you want them included. Upholstery, mattresses, rugs and curtains may need separate assessment and drying. Floor polishing is also a different scope from cleaning. Compare the proposal with the work you need, without assuming a phrase such as ‘move-out clean’ covers every task. Any property-condition or deposit requirement should be checked directly with the relevant parties.
Coordinate access and the next occupancy
Share the date the departing occupant finishes, the next arrival and building restrictions. Decide who handles heavy furniture and whether rooms can remain unused while textiles dry. Confirm utilities and a contact who can answer questions. If maintenance contractors will also attend, sequence their work with the clean so completed areas are not immediately affected by repairs or installation.
Review against the cleaning proposal
Walk through the quoted areas and record specific observations with photographs. Keep permanent wear and cleaning concerns on separate lists. Follow return-to-use instructions before replacing bedding, covers or rugs. If additional work is requested at handover, clarify whether it was included or needs a new proposal. A documented cleaning review supports communication but does not itself determine a rental deposit outcome.
Frequently asked questions
Does a furnished move-out clean include the sofa?
Only when upholstery cleaning is expressly assessed and included.
Can the cleaner guarantee my deposit return?
