Before approving stone sealing, ask why the surface needs it and what the proposed product will do. Sealing can be useful in the right circumstances, but it is not a repair for every stain, dull patch or moisture problem. These questions help turn a broad recommendation into an assessed scope.

What stone and finish are being treated?
Ask the contractor to identify the material, existing finish and intended use. Natural stone and engineered surfaces may require different care. Provide installation information when available and explain previous cleaning or protective products. Not every stone needs the same protection, and some may not need sealing. Absorption, prior treatment and manufacturer guidance should inform the recommendation rather than a universal annual schedule.
What preparation and compatibility checks are included?
An old coating, residue or active moisture may affect the treatment. Ask whether cleaning or removal is needed and whether a test area will be used. Identify leaks, irrigation and areas that remain damp. Adding protection does not correct the source of water. The proposal should describe the preparation and the conditions required before application, including drying according to the appropriate product instructions.
How will the appearance and protection change?
Some products aim to retain a natural look; others may enhance color or create a different finish. Discuss the desired result and view a sample when useful. Ask what the protection can and cannot resist. A sealer does not make marble immune to acids or guarantee that no substance can stain it. The explanation should match the actual product and stone rather than rely on the word ‘protected’.
What happens after application?
Confirm when the area can return to use and how it should be cleaned. Keep the product name, treatment date and care instructions with the property record. Share them with housekeeping or a property manager. Review future treatment according to condition and guidance, not simply because another layer can be applied.
