Polished concrete or a new coating: compare the scope
A mechanically polished concrete floor and a newly coated floor may both look finished, but their scopes are different. Before comparing quotes, identify the existing system and the result you want. The slab, its use and preparation requirements should guide the decision.

Ask the proposal to name the process
Mechanical polishing works the concrete surface, while a coating adds a system over it. Protective treatments also have specific purposes and compatibility requirements. Ask which stages are included and how the proposed appearance will be achieved. A glossy photograph alone does not distinguish these systems. When reviewing project examples, make sure a coating renewal is not presented as evidence of mechanical concrete polishing.
Assess the slab and existing layers
Share photographs of cracks, repairs, damp areas and earlier coatings. Ask how preparation could affect the final appearance and whether a test is appropriate. Variations in the slab may remain or become more visible during treatment. Surface finishing does not automatically correct structural movement or active moisture. The proposal should identify issues requiring another solution before the chosen system is applied or completed.
Describe the actual use of the space
Explain traffic, activities, exposure and the available work window. A residential patio and a service area can have different requirements. Discuss cleaning routines, access and the suitability of the proposed system for that use. Performance should not be inferred from shine alone. Where product specifications matter, ask for the relevant requirements and confirm that the property’s condition fits them.
Compare preparation, reopening and ongoing care
Check whether competing quotes include equivalent removal and preparation stages. Ask what conditions must be met before reopening the area and returning equipment. Keep the selected product or process information with the maintenance record. At handover, review agreed areas and document remaining cracks or appearance differences. Future care should follow the system that was actually installed or restored, rather than a generic polished-floor routine.
